The Landscaper Multi-Site is responsible for maintaining the exterior appearance, cleanliness, and overall curb appeal of multiple assigned residential communities. This role ensures grounds, landscaping, common areas, and exterior amenities are maintained in a safe, attractive, and functional condition. The Landscaper supports property operations by maintaining a clean, well-maintained environment.
Travel Requirement
This is a multi-site position. Regular travel between assigned communities is required to fulfill operational responsibilities.
Travel frequency will vary based on business needs.
A valid driver's license and reliable transportation are required.
Mileage reimbursement will be provided in accordance with company policy and applicable state law.
Essential Duties and Responsibilities
Other duties may be assigned as business needs evolve.
Grounds & Landscaping Maintenance
Maintain landscaping across assigned properties, including grass, trees, shrubs, plantings, and seasonal flowers.
Perform routine groundskeeping tasks including mowing, trimming, edging, pruning, and general landscape detailing.
Remove weeds, dead plants, leaves, and debris from landscaping beds and common areas.
Monitor irrigation systems and report issues such as leaks, broken sprinkler heads, or drainage concerns.
Assist with seasonal landscaping tasks, including planting, mulching, and landscape preparation.
Shovel snow, plow walkways, and apply ice melt during winter weather conditions as required.
Pressure wash sidewalks, driveways, curbs, and common areas to maintain a clean property appearance.
Property Cleanliness & Curb Appeal
Walk properties regularly to identify and remove litter, debris, and pet waste.
Maintain dumpster and trash enclosure areas, ensuring trash is properly disposed of and surrounding areas remain clean.
Ensure dumpster doors and enclosures remain secured during windy or adverse weather conditions.
Blow sidewalks, curbs, parking areas, and walkways to maintain safe and clear pathways.
Maintain cleanliness of exterior amenities, including pool areas, laundry facilities, recreation areas, and outdoor common spaces.
Monitor overall property curb appeal and report conditions requiring attention.
Exterior Maintenance Support
Replace exterior lighting such as bulbs and fixtures as assigned.
Assist with minor exterior repairs, including screens, fixtures, and exterior building components.
Perform trash-outs and removal of debris from vacated units when assigned.
Assist with unit make-ready preparation, including exterior cleaning and grounds preparation.
Report diseased or damaged landscaping, irrigation issues, or property hazards to site leadership.
Assist maintenance staff with exterior-related work orders or property improvement projects as needed.
Safety & Compliance
Follow all company safety procedures and utilize appropriate personal protective equipment (PPE).
Maintain awareness of chemical applications, including fertilizers, herbicides, and pesticides.
Follow all safety requirements when handling landscaping tools, equipment, and chemicals.
Be familiar with property utility shut-offs, including water, sewer cleanouts, and emergency safety controls.
Maintain clean and safe work areas at all times.
Report safety concerns, hazards, or property damage immediately to leadership.
Operations & Team Support
Assist maintenance staff and property teams as needed to support property operations.
Distribute resident notices or communications when requested.
Attend required safety meetings, training sessions, and team meetings.
Maintain professional conduct while interacting with residents, vendors, and property staff.
Support resident satisfaction through consistent attention to property cleanliness and appearance.
Qualifications
Knowledge, Skills & Abilities
Working knowledge of landscaping, groundskeeping, or property maintenance preferred.
Ability to operate landscaping tools and equipment safely.
Ability to work independently and complete assigned tasks efficiently.
Strong attention to detail and commitment to property appearance.
Good communication and teamwork skills.
Willingness to learn and adapt to changing property needs.
Education & Experience
High School Diploma or equivalent preferred.
Prior landscaping, groundskeeping, or property maintenance experience preferred.
Physical Demands
While performing job duties, the employee may regularly:
Stand, walk, bend, kneel, and perform physical outdoor labor.
Operate landscaping equipment and tools.
Lift and/or move up to 50 pounds occasionally.
Work outdoors in varying weather conditions.
Climb stairs and walk large property areas.
Work Environment
Work is performed primarily outdoors at residential and commercial properties. The employee may be exposed to varying weather conditions, landscaping equipment, and outdoor work environments while maintaining property grounds and exterior areas.
Compensation & Benefits
Hourly Pay
$20.00 - $22.00/hr.
